If you're not doing this as a home seller, you're missing out BIG time

I'm constantly looking at homes on the MLS.

The biggest problem I see online is some of the homes don't LOOK as good as they could.

Even when they've hired a professional photographer, no perfect filter or camera will solve this issue.

Because 98% of home buyers are online searching photos and virtual tours BEFORE they decide to book a showing...

This must be on point!

Every property needs to be "STAGED".

Especially for the price they're wanting!

When I see properties that need to be staged, then look at list price I think, "yeah right! If the seller wants that much then their home better look like that much."

My trained eye knows how to look past the things in the home, but most buyers have a hard time seeing past the chaos.

I'm not talking cheap properties. The most recent property I saw that needed help was listed over $700,000

If the buyers perception of value doesn't match your list price you'll be doing reductions.

This isn't the Sellers fault, by the way.

If working with a Realtor to sell your home, this should be done with their guidance.

When I help my clients stage, we mostly use items they have. It doesn't have to be an expensive situation.

There are times where I'll grab a few things from my staging stash to add an extra touch to their property.

Not every Realtor has an eye for staging, but they should have resources to help, like professional stagers or virtual stagers, if needed.
